Helix H-2 – Nokia Bell Labs

SJP Properties is the lead developer on the HELIX “H-2 NJ” project, the second phase of the New Jersey Health & Life Science Exchange (HELIX NJ) development. In December 2023, Nokia Bell Labs signed a lease as the sole tenant of H-2’s 350,000 SF, expecting occupancy in 2028. HELIX NJ is a four-acre center of innovation amongst the life science, technology and academic sectors that drive much of the New Jersey economy, providing industries and universities with the critical ecosystem to research, learn, work, and collaborate.

Prudential Investment Headquarters
Prudential Investment Headquarters

Built-to-suit Situated in downtown Newark, Prudential Investment’s new headquarters is a continuation of SJP’s track record in the construction of high-performance, build-to-suit commercial properties. The project’s first phase encompasses a 750,000-square-foot Class A office building which was completed in 2015 and achieved LEED Gold certification. SJP served as the build-to-suit developer and project manager on behalf of Prudential, overseeing all aspects of the project from approvals through move-in. A second office tower is also approved, with total potential development on the site of up to 1.5 million square feet.
